Lender Clients

A majority of our work is conducted for the purposes of obtaining development or long-term financing for proposed or existing projects. Appraisal Group works with a large number of lenders to assist in reducing underwriting risks. The company is well versed in FIRREA Regulations (Title XI) required by commercial banking clients.

Portfolio Management

Pension funds, limited partnerships, and asset management companies utilize the firm's services in determining strategies for maximizing profits of real estate investments.

Marketing/Feasibility

Appraisal Group has formulated marketing analyses for property owners and brokers. These analyses include valuations as well as consultations concerning market factors. Market surveys have also been performed for hotels, retail and office projects, and residential subdivisions.

Litigation

Appraisal Group has provided appraisal services and/or expert testimony for bankruptcy, condemnation, foreclosure, deficiency judgements, divorce, and other court purposes.

Mass Appraisals

Company personnel have completed appraisals for all commercial buildings in Daggett, Juab, Millard, Summit, and Uintah Counties. They have conducted economic obsolescence and sales ratio studies of both residential and commercial properties.

Condemnations, Government Work

Detailed analyses have been made involving UDOT in Summit and Wasatch Counties, Snyderville Basin Sewer Improvement District, Exxon, Chevron, Washington County, and Washington City.
